Getting out the Rat Race through Real Estate Marketing - by Rovel Tomambo

A friend of mine have great dreams for our country. However, financial limitations limited her to pursuit in making those dreams come true. She told me she will continue to study becoming a diplomat and she need a "high paying job". As a financial freedom coach i told her that you can make money in real estate marketing and you don't need to be working for others to make money. So, this article is about how to work WITH others to make money that you need to be employed and have freedom of time to do whatever you are passionate about.


 


This blog article also goes to all members of 1WP movement, apprentices and core team members who are still in the "Rat Race" or employment. If you will follow this step by step process you will be confident enough to file your resignation letter in no time.


This guide incidentally is what i did when i am once working as an employee of Palawan State University being a Professor in business and cooperative management 12 years ago.


1. Become a licensed real estate salesperson or licensed real estate broker. - I got my real estate brokers license December 2000. I attended the comprehensive real estate seminar and review conducted by Engr. Enrico Cruz of URBANET then sponsored by Chamber of Real Estate Builders Associations (CREBA) Palawan Chapter.


In your case, if you have challenges with time and finances to undergo the process of becoming a licensed real estate professional then you can work with a CARE CORE licensed broker assisting them to market their properties.


If you are already a licensed real estate professional then it is a plus advantage.


2. Join a Real Estate Organization. - In my case, I joined CREBA Palawan, back then there are no existing real estate brokers association like REBAP or PAREB in Palawan, therefore I joined the Real Estate Builders Association which composed of real estate developers, contractors and investors also known as real estate builders. My exposures with real estate builders is very advantages on my part as newbie back then because i got to learn real estate from the perspective of developers. The real estate organization gave me resources, mentors and very valuable information for a newbie like me back that time.


In your case, we created and organized the Creating Abundance in Real Estate Business Community. The conception of CARE Business Community took into consideration having all those which are missing in my previous real estate organizations which I am a member of. CARE Business Community is composed of our National Association and Multi-Purpose Cooperative. The Cooperative provides education, training, mentoring, coaching and financial support to it's members.

3. Have a Licensed Real Estate Broker Coach/Mentor. - As you join CARE Business Community, you will be then called an Apprentice Core Team (ACT). You will be assigned a Coach to supervise your growth inside the community. There are already 72 Licensed Brokers Members inside the Community aside from your Direct Coach who will guide you in your learning process. Your Coach will be assigned to you by the Membership Committee of the Community. You will be a included in a Business Team which is also called Tribe that is lead by a Coach.




 


4. Acquire Real Estate Marketing Skills. - As part of the Apprentice process you will learn how to do Effective Online Marketing, marketing the real estate projects accredited to CARE. As an apprentice you will work with your licensed broker coach to serve as their assistant in marketing and promoting real estate projects that are very salable. You will be also required to familiarize with Real Estate Products or Projects that you are going to Market. You will attend project training, open houses and site visits to further enhance your product knowledge.


6. Know how to Handle Inquiries - After learning and executing different real estate marketing strategies which you will do 3 hours of your time a day because you are still employed. You will get inquiries. Handling inquiries takes skills. Depending on you job situation your coach will devised a system on how you will handle queries that will be converted to site visit appointments. There will be an instance that your tribe members will handle queries for you if your job situation limits you from taking calls during your working hours.


 


7. Teamwork Works! Since you will be contributing your time (at least 3 hours a day) and newly acquired skill in online marketing, site visit appointments and sales closing will be handle by CARE Territorial Teams. Each Territorial Team have a focused project that are proven to be salable, thereby making it easy and simple for new members still in the rat race to create income that will replace their salary to make a confident decision to resign. Here are the Current Territorial Teams, their respective leaders and focused projects:


a. Makati/Taguig Team - Coach Benjamin Palaroan, Ridgewood Towers by C5 Mansions.

b. Pasig Team - Coach Ann Calantoc, Arezzo Place Pasig by Phinma Properties.

c. Powerland Team - Coach Mike Quililan, Avillion Gardens by First Shelter Ventures and Realty Corporation

d. Batangas Team - Coach Joebel Roa, MegaHeights and De Claro Punzalan Compound by AC Realon Developers.

e. Phinma Team - Coach Ralf Tagao, Other Projects of Phinma Properties.

f. Quezon City Team - Coach Carina Gaela, West Insula by E. Ganzon, Inc.


 

8. Get your income share. - When your prospect client from your marketing efforts get to purchase you will get a share from the commission as buyer side. This depends upon your involvement in the Sales Process.


PROSPECT BUYER SIDE

20% Prospecting & Lead Generation

20% Handling Inquiries: Pre-Qualifying and Profiling. (Can be handled by your Tribemates)

20% Setting Up Site Visit Appointment. (Can be handled by your Tribemates)


SELLER/PROJECT SIDE (Handled by Territorial Teams (TT) or Point Person of Developers outside scope of TT)

20% Property/Project Presentation

20% Closing of Sale/Documentation


Example 1: Apprentice Core Team (ACT) gets an Agents Commission share of 3.5%. Assuming that your client purchased a P1.3M worth of condo then you are involved from Prospecting, Handling the Inquiry and Setting up appointment you make a total of 60% of the 3.5% commission. The Team who will accompany the client to the site and close the sale will get 40%.


Total Contract Price X 3.5% commission X .88 (12% VAT) X 60% (Buyer Side Share) = Buyer Side Agent's Share.


P1.3M X 3.5% = P45,500 gross agents share

P45,500 X .88 = P40,040 share after 12%VAT

P40,040 X .6 = P24,024 your share as agent buyer side.


Example 2: Your work limits you to handle inquiries and set appointment and your participation is only online marketing and when someone inquire a tribe mate does handle the inquiry and set the site visit appointment you will only get 20% since your participation is only lead generation and prospecting hence:


P40,040 X .2 = P8,008 your share as real estate marketer.


9. Learn to Use the Real Estate Income Calculator. - This a simple formula to know what activities you should do to make your monthly real estate income exceeds your monthly salary as an employee.


The Online Real Estate Marketing Numbers Game The Rule of Four:

1 Closing = 4 Site Visits

1 Site Visit = 4 Appointments

1 Appointment = 4 Inquiries

1 Inquiry = 4 Ad Exposure/Ad Page Visitor


Therefore, 256 Ad Page Visitor = 1 Closing


Example 1: Your Employment Salary is P15,000 a month. And you can do 3 hours online marketing, and you can handle inquiries and set site visit appointments during your working hours. Since above Example 1 computation will give you P24,024 your share as agent buyer side for 1 Closing therefore you need to bring 256 Visitors to your Ad Page in a month so that your Real Estate Income will exceed your Rat Race Income.


Example 2: Your Employment Salary is P15,000 a month. And you can do 3 hours online marketing after work, and you cannot handle inquiries and set site visit appointments during your working hours. Since above Example 2 computation will give you P8,008 your share as agent buyer side for 1 Closing therefore you need to 2 Closing or P16,016. So, bring 256 x 2 = 512 Visitors to your Ad Page in a month so that your Real Estate Income will exceed your Rat Race Income.


 

10. Level Up in the CORE TEAM to Earn Multiple Streams of Passive Income. Becoming Qualifying Core Team (QCT), Core Team and Coach inside the Business Community will entitle you to overriding commissions from project selling. This means that for every deal closed by your apprentices you make income because you invited, presented the opportunity, sponsor and train them to be like you. The ultimate source of Passive Income in Real Estate is earning dividends and net surplus from Companies and Cooperatives that you are going build. This will also include passive income from real estate rentals and leases handled by these companies. You will learn all of these once you become a CARE CORE Coach.
